January is typically a quieter month fo the real estate market in Orinda, Lafayette, Moraga, Walnut Creek, and surrounding communities- a time when many buyers and sellers are watching, listening, and asking thoughtful questions rather than making immediate moves. That said, what I’m seeing right now feels very familiar: momentum is beginning to build.
Inventory Is Limited- But Change Is Coming
Inventory across markets like Orinda, Lafayette, Moraga, Walnut Creek, and surrounding communities remains relatively tight, which is consistent with what we expect this time of year. However, more homes are preparing to come on the market. Historically, we see a noticeable uptick in new listings just after the Super Bowl and again following Presidents’ Day weekend. Sellers use January to plan, prepare, and position their homes, which sets the stage for increased activity heading into late winter and early spring.
Buyers Are Active, and Intentional
Buyers are absolutely in the market, but they’re moving with intention. Today’s buyers are focused on value, condition, and how a home truly lives day-to-day. Homes that are well-prepared, thoughtfully presented, and priced in line with the market are still moving quickly- often with strong interest and, in some cases, multiple offers. Homes that miss the mark on pricing or preparation may take longer, which is a healthy and balanced shift for our market.
This dynamic creates opportunity on both sides. Buyers have room to be discerning, and sellers who do the work upfront are being rewarded.
What This Means for Sellers
If you’re considering selling in 2026, now is the time to plan and prepare. Even if your move is a few months out, having a strategy in place- pricing, timing, preparation, and marketing- will position you strongly as inventory builds and buyer activity increases. Thoughtful preparation consistently leads to better outcomes.
What This Means for Buyers
For buyers, this is the moment to get organized. I strongly recommend becoming fully pre-approved, even if you’re not planning to purchase immediately. Many people don’t realize that pre-approvals don’t truly “expire” as long as there are no major changes, such as job loss or changes in income. Being prepared allows you to move confidently and decisively when the right opportunity presents itself, especially in competitive markets like Orinda, Lafayette, Moraga, Walnut Creek, and surrounding communities.
